I called Chase Patton (TML-IRP Intergovernmental Risk Pool) back today and told him about the building project. I told him we were needing to know about insurance for the people involved in the remodel and about our coverage during lease.
Essentially we already have liability insurance as far as the city, city employees, and officials go.
He checked on another city in Burnett County that is leasing space in a strip center as city offices to see if there is additional insurance required for something like this and there is not.
For volunteers working on the remodel, for "inside workers" we are not required to have workers comp. Basic insurance to cover inside workers is very minimal - 70 cents per hundred thousand in coverage.
I told him that about 80% is inside work, but there is some roof work that needs to be done. For "outside workers" who are "outside volunteers" the cost is $7.11 per hundred thousand.
This should be spelled out on page 5 of the .pdf file from TML-IRP last summer. I have to look that one up.
For audit purposes we just need to keep track of the hours worked, especially for outside work.
I mentioned that the City Clerk is now compensated for hours worked. He checked and said that paid employee was not added to our current policy. I gave him an estimate of $3,000 per year and he is adding that in.
If we have any more questions, he's always available.
